How we buy in Queensland
Six steps, with the Queensland rules in view.
- The brief
Your goals, budget, borrowing position and timeline. Every later decision answers to it.
- The suburb
We start with every suburb in Australia and narrow it with data. See how we choose a suburb.
- The property
We look on and off the market. Two of the three were bought off-market.
- The checks
The seller must give you a seller disclosure statement and certificates before you sign. Your solicitor or conveyancer reads them. We also check the flood map and the zoning. A building and pest report comes before you commit.
- The price
Comparable sales set our walk-away price, never the advertised price.
- The contract
With the standard contract you have 5 business days to cool off. It starts the day you get a copy signed by both sides, and ends at 5pm on the fifth day. There is no cooling-off at an auction.
Rules from the Queensland Government: Seller disclosure scheme and Cooling-off period. Last checked on 19 October 2026.
Queensland sellers must disclose before you sign
Under the Property Law Act 2023, the seller must give you a seller disclosure statement (Form 2) and the required certificates before you sign the contract. If the seller does not, you may be able to end the contract.
Your solicitor or conveyancer explains your rights. We make sure the statement is in your hands before you commit.
